Before You Apply

Every situation is different — if you feel you would be a great tenant but do not meet every item below, please contact the office to discuss your situation. Qualification is based on the entire household.

Household & Application

All individuals 18+ living in the household must complete an application.
Qualification is determined based on the entire household.
A unit may only be held up to 10 days before the lease must start.

Rental History

24 consecutive months of verifiable rental history or home ownership.
No evictions.
No outstanding money owed to a landlord or property management company.
Proper notice given to current or previous landlords.

Employment & Income

12 months of current employment or 6 months in a similar job.
Self-employed applicants: proof of income for at least 2 years and tax returns.
Gross household income must be at least 3× the rent amount (documented).
Ability to pay all deposits and rent in full prior to move-in.
Copies of the last two complete bank statements.

Credit, Criminal & ID

Credit score of 610 or higher with established credit history.
Discharged bankruptcies may be accepted with re-established credit.
Criminal convictions within the last 7 years may result in denial.
Government-issued photo ID required for each applicant 18+.
No smoking in any units.
